New Downtown for Under $1M
The past 2 blogs have focused on the luxury market in downtown Sarasota, so now it’s time to aim our focus on what is happening in the more affordable price points. Let’s take a look at some of the newer developments in and around downtown that are under $1 million.
DeMarcay
Location: 32 S. Palm Avenue, right in the midst of downtown’s gallery district
Price point: Starting in the $600,000s
# of Residences: 39
Breaking Ground: fall 2019
The Highlights: DeMarcay will be perched atop the galleries on Palm Avenue and right next to super-central 1350 Main, making this a prime center-of-downtown location. This building will certainly be eye-catching, with a small footprint but soaring 18 stories high.
Bayside Club
Location: 800 Cocoanut Avenue, in the Rosemary District
Price Point: $400,000 to $900,000
# of Residences: 24

The Highlights: At Bayside Club, they are taking resort-style living to new heights. Included in monthly fees are amenities similar to Ritz-level: 24-hr concierge and security on-site, fitness center with classes, shuttle transportation, a coffee bar, and a host of events and activities. Bonus guest suites are available for your friends to stay nearby and they have a partnership with sister building CitySide Luxury Apartments for upcoming residents to live while their condo is being built.
332 Cocoanut
Location: You guessed it… 332 Cocoanut Avenue in the Rosemary District
Price Point: Starting in the mid $400,000s
# of Residences: 36
Construction Update: Under construction with expected completion of May 2020
The Highlights: Another notch in the belt of the Rosemary District, 332 Cocoanut will feature a raised heated pool on a pool deck overlooking the neighborhood & city. The main perk here is space for the money ratio, with a comfortable starting price and a developer that wants every unit to feel spacious and open.
The Villas at Payne Park Village

Price Point: $300,000 to $600,000+
# of Residences: 135 townhomes, villas, and single-family homes

The Highlights: This development is going in on a prime plot of land. Payne Park and all its amenities (skate park, nature walks, playground, and café) as well as the proposed Legacy Trail extension means this is a great location for those who want a suburban-style outdoor life with plenty of urban amenities.
The Enclave at Laurel Park
Location: 500 Laurel Park Rd., in historic Laurel Park neighborhood of downtown
Price Point: Starting at $598,000

The Highlights: Laurel Park has traditionally been an Old Florida neighborhood of small single-family bungalows, but the Enclave at Laurel Park is planning to pull this community into the 21st century. The neighborhood enjoys choice walkability within downtown and residents will enjoy the added amenity of low-maintenance townhome living.
